• Check-in: 4:00 PM onwards. No early check-ins without prior agreement from EVLA Stay Ltd. Message us in advance for late arrivals.

• Check-out: by 10:00 AM.

• Self check-in via on-site lockbox/smart lock. Access code sent at commencement of the rental contract.

• Photo ID verification may be required prior to arrival, in line with our short-term let requirements.

Occupancy

• Minimum length of stay is 3 days. Maximum length of stay is 7 days.

• Maximum of six pre-registered guests at any time at this property.

• Only registered guests may visit or stay overnight.

• No unauthorised guests at any time permitted on this property.

• Do not sublet or host additional overnight or day guests without prior agreement from EVLA Stay Ltd, confirmed in writing via the booking platform message system or email.

• The lead booker must be 25 or over. We do not accept bookings intended for parties, stag/hen events or proms.

• All guests must depart the property and its land by the official check out time latest. All personal belongings must be removed from the property. Late check-out without prior agreement may incur a charge to cover cleaning delays or costs to the next guest's booking, up to £250/hour or the pro-rated nightly rate, at EVLA Stay Ltd's discretion.

Noise & Quiet Hours

• Quiet hours: 10:00 PM – 8:00 AM every day.

• This is a residential area. Keep noise to a respectful level, especially outdoors.

No Parties or Events

• Parties and events are strictly prohibited, including day guests beyond the booked headcount.

• Violation may result in immediate removal. Guests removed for breach of these rules remain liable for any costs incurred as a result, and no refund will be issued.

No Pets

• Pets are not permitted on the property.

• Assistance dogs are welcome. Please let us know in advance.

No Smoking or Vaping

• No smoking or vaping anywhere inside the home or on the grounds.

• Guests will be charged the actual cost of professional deep-cleaning required to remove smoking odour or residue, which may be up to £1,000.

Damage, Care & Security Deposit

• Report any damage or breakages as soon as they happen.

• Guests are responsible for the cost of repair or replacement for damage beyond normal wear and tear.

• Where a security deposit is collected, it will be refunded within 14 days (unless determined by the booking platform used for the booking) of check-out, less any deductions for damage, missing items, excess mess, or breach of these House Rules.

• Where a deposit is not pre-authorised, EVLA Stay Ltd reserves the right to charge the payment card on file for verified damage, subject to itemised evidence being provided to the guest.

Cancellations & Refunds

• Cancellation terms are set out at the time of booking and are governed by the cancellation policy selected on the booking platform used.

• Please refer to your booking confirmation for the specific cancellation deadline and refund amounts applicable to your reservation.

• No-shows and same-day cancellations are non-refundable unless required by law.

• EVLA Stay Ltd reserves the right to cancel a booking in cases of suspected fraud, breach of these House Rules, or safety concerns, in which case any applicable refund will be processed in line with the platform's policy.

Parking and Vehicles

• Parking is available on the property driveway for two cars only.

Before You Leave

• Load and start the dishwasher or wash dishes and store them away.

• Take out the trash and deposit it in the designated bins.

• Turn off lights, AC/heat and lock up all doors and windows.

• Leave keys in the lockbox where you originally located them.

These checkout tasks help us turn the property around for the next guest. A reasonable additional cleaning fee may apply if the property is left in a condition requiring materially more than standard turnover cleaning.

Safety

• Please lock all doors and windows when you leave.

• Do not tamper with smoke or CO detectors.

• Emergency contact: use the app associated with your rental booking or our website form and chat options.

• This property does not have a pool, hot tub, or other high-risk features beyond a standard residential home. Please take normal care on stairs and with kitchen appliances.

Privacy & Monitoring

• This property has CCTV with recording and monitoring covering entry points only (doors and windows), in line with data protection requirements. There is no audio or visual monitoring inside the home.
